Landlord fees:

Letting only - 8% plus VAT (9.6% inc VAT)

  • Negotiating the rental terms.

  • Arrange EPC, Energy performance certificate (cost to be covered by landlord).
  • Arrange Gas certificate (cost to be covered by Landlord).
  • Collect all monies and forward them on to the landlord on the day of the move in.

Letting and Rent collection - 9% Plus VAT (10.8% inc VAT)

What does this include?

  • All of the above (Letting only)
  • Collecting the rent on a monthly basis and forwarding it to the landlord on their preferred day.

Letting and Property Management - 13% plus VAT (15.6% inc VAT)

What does this include?

  • All of the above (letting only and rent collection)
  • Becoming the first point of contact for all tenants.
  • Arranging any emergency works (cost covered by landlord).
  • Arranging any general maintenance via out network of trusted contractor (cost covered by landlord).
  • 24 Hour Emergency Contact number
  • Holding and registration of tenancy Deposit in line with regulations.
  • Managing both check in and check out process.
  • Property inspection (midway through tenancy).
  • Additional inspections can be arranged at a cost of £99.

Other fees and Charges:

Contract fee £50 - expertly written Tenancy agreement, editing and configuration of any additional clauses and signing of the agreement by both the landlord and tenants.

Inventory Check out fee £100 - £250 - Arrange a time between the tenant and landlord to be present at the checkout. Arrange for inventory clerk to carry out fully detailed report and comment on and deductions they feel are necessary. Also includes the return of the tenant's deposit minus any deductions.

EPC (Energy performance certificate) - £110 On your request London HomeMoves can arrange an EPC for you which is required to have by Law before we can take a property on for Letting.

Gas Safety Certificate - £110 - Arrange for a registered gas engineer to attend the property and ensure all gas appliances are safe and produce a certificate.

EICR - £199 - Electrical Installation Condition Report

Refurbishments - On all refurbishments above the cost of £500 that we are required to manage on behalf of our client, a 10% plus VAT (12% inc VAT) fee is payable of the total cost of the works.

Renewal fees: 

  • Letting only - 6.4% (7.68% inc VAT)
  • Letting and rent collection - 7.2% (8.64% inc VAT)
  • Letting and property management - 11.4% (13.68% inc VAT)
